Making the rating of office centers of the capital, Contracty were concentrated on the cost of lease of square meter in a center Kiev. But in this rating offices are listed depending on annual earnings from handing over in the lease of object. In the list objects and large centers which are not bringing rent to their proprietors and having no vacant areas were not taken into consideration.
Business Centre “Parus”
Rent: $50,57 millions in a year
Area: 52 672 sq.m.
Leasers: Interpayp, Rayffayzen Bank Guarantee, Olympus, Concord Capital et cetera.
Proprietor of BC “Parus” is joint-stock COMPANY “Mandarine Plaza” - a few years successfully works at the market of the office real estate. In a 2003- joint-stock COMPANY presented the same name centre of premium-class in Bessarabskiy city block (a general area of project is 21 thousand sq.m.). Annual earnings from handing over in the lease of complex “Mandarine Plaza” - from $40 million. All rieltors, polled by Contracty, assert that 33-floor BC “Parus” will be more successful project: 90% office areas of center were leased out yet to putting of building into an operation. Average monthly rate - $85 after sq.m. Appearance of Parus in the assets of joint-stock COMPANY allowed “Mandarine Plaza”to sell in a 2007 55% shares of Swedish Heritage Properties International for $500 millions. On present information, part of joint-stock COMPANY is controlled by a businessman Dmitry Firtash.

Business Centre “Europe Plaza”
Rent: $25,2 millions in a year
Area: 30 000 sq. m.
Leasers: Welltone, Loctite, “Faktoring” et cetera.
The Kiev business-center “Europe Plaza” is a project of “Western oil group” (trade mark - WOG), realized in 2005. Th group jointly with PAKKO opened “Tam-Tam” the largest hypermarket in Western Ukraine. “Europe of Plaza” was build by a building company “T.M.M.”. WOG as a basic investor was initially oriented on the sale of business-center: 15 thousands apt. mcode of office and 3,5 thousands sq.m. of point-of-sale areas proposed on auctions for a year to putting of object into an operation. The sum of transaction is not divulged, it is although known that greater part of office areas of BC “Europe Plaza” purchased by ESTA Holding (member of group of “SKM”). Now a square meter in BC stands from $6,5 thousand sq.m.

Business Centre “Iceberg”

Area: 25 000 sq.m.
Leasers: Samsung, Amway, Microsoft, PricewaterhouseCoopers, Nissan Motor Ukraine et cetera.
In 2007 the Kazakhstan company “Eurasia-Ukraine” purchased at once two business-centers on the street of Zhilyanskoy: at first -NTBC-2, and later new Iceberg. Thus the group of businessman Mukhtar Ablyazov, well presented on the markets of the office real estate of Russia and Turkey, gained a foothold in Ukraine. The salesman of BC “Iceberg”, developer company “NEST”, gained $140 millions on this transaction - almost in two with a half times more than it was invested in building of object. Now TNK, leasings offices in Iceberg, pay for a square meter about $1 thousand annually, that time of recoupment of investments of Mr. Ablyazov in BC does not exceed five years. By the way, at the end of 2008th “Eurasia-Ukraine” will begin building of dwelling complex in the Pecherskom district of the capital, a reference volume of investments is about $650 million.

Business Centre “Leonardo”
Rent: $14,78 millions in a year
Area: 14 840 sq.m.
Leasers: Investment Capital Ukraine, MTM, Cilag GmbH International, Mitsui & Co. Ltd, Tchibo Ukraine
The second turn of building of business-center “Leonardo”, the proprietors of which are a developing company “Yaroslavov Val” and ESTA Holding, is in this year completed. According to DEOL Partners brand-manager carrying out the selection of leasers) Liliya Koval’chuk, on the contracts of tenancy on 62% areas of “Leonardo” were June, 12 signed, and on vacant squares there are already potential leasers. Rate - $83 for sq.m. monthly. In 2006 Quinn Group paid a record sum in those times - $92,5 millions for the first turn of business-center. ESTA Holding examine the possibility of sale of areas of this BC, but with a decision take it easy while: demand on offices in Kyiv grows, and a stake of vacant areas is only 2-3%.
Horizon Office Tower
Rent: $11,7 millions in a year

Horizon Office Tower on a street Shelkovichna is a result of collaboration of chapter of board of directors of corporation “ISA” Oleg Andreichev and largest proprietor of the real estate in the USA Sam Zella. From unofficial data, about $10 million was invested in building of object, at short notice the cost of business-center is exceeded by $45 millions. However, nobody takes it easy to sell Horizon Office Tower - every square meter brings building owners a more than $900 rent in a year, thus 5% areas of office center are vacant only. Building is equipped five speed elevators, three-storeyed stand on a 70 auto, by a restaurant. Mr. Andreichev entrusted to a management an object the English firm New Horizon Property Services.
